From the initial consultation through site planning, design development, material descriptions, engineering coordination, 3D renderings, revisions, and final plan preparation, each step is organized to keep the homeowner and builder informed.
The design process begins by organizing the homeowner’s ideas, property information, room requirements, preferred style, and overall priorities for the project.
These details help guide the development of the floor plan, exterior appearance, site layout, material direction, engineering needs, and 3D visualization.
From Your First Ideas to Full Home Plans
Once the project direction is established, MidWest Plan Design begins preparing the residential layout and related design details. The plans are developed to balance appearance, function, property conditions, builder requirements, and the homeowner’s vision for the finished residence.
1. Initial Consultation
The process begins with a conversation about the property, preferred home style, room requirements, lifestyle needs, builder involvement, budget considerations, and vision for the finished residence.
2. Property and Project Review
Available property information, site conditions, measurements, inspiration images, existing plans, builder requirements, and other project details are reviewed before design work begins.
3. Preliminary Site Planning
The proposed home placement, orientation, driveway access, setbacks, utilities, easements, grading considerations, and other site factors are evaluated when site-planning services are part of the project.
4. Concept and Floor-Plan Development
The initial residential layout is developed around room relationships, traffic flow, dimensions, storage, gathering areas, private spaces, garage requirements, and everyday functionality.
5. Exterior Design Development
The exterior appearance begins to take shape through rooflines, elevations, windows, doors, porches, garages, proportions, and the overall architectural character of the home.
6. Material Descriptions and Project Details
Important material descriptions and design specifications are documented to help communicate the intended exterior finishes, interior selections, and overall design direction.
7. 3D Rendering and Visualization
Professional 3D renderings may be created to help the homeowner and builder visualize the home’s exterior appearance, proportions, materials, and important design features before construction begins.
8. Client Review and Revisions
The developing plans and renderings are reviewed with the homeowner. Feedback is gathered, questions are addressed, and revisions are made to better align the design with the client’s goals.
9. Engineering Coordination
Engineering services and coordination are incorporated when required for the structural or technical needs of the project.
This wording is safer than claiming Gary personally performs every engineering service unless that has been confirmed.
10. Builder Collaboration
MidWest Plan Design works with the selected local builder to communicate design intent, answer plan-related questions, and clarify important project details.
11. Final Plan Preparation
Once the design is approved, the final residential plans, site information, material descriptions, renderings, and related project documents are organized for delivery.
12. Project Delivery and Next Steps
The completed design package is provided to the homeowner and builder so the project can move into engineering completion, permitting, estimating, or construction preparation as applicable.
